Community Development District Overview
The Crescent Walk Community Development District (“District”) is an independent local unit of, special-purpose government, created pursuant to and existing under the provisions of Chapter 190, Florida Statutes, and established by Ordinance No. 25-08, adopted by the Board of County Commissioners of Lee County, Florida, on April 15, 2025, and which pursuant to the provisions of Section 125.66, Florida Statutes, was acknowledged and filed in the office of the Florida Department of State on April 17, 2025 (the effective date).
The District currently encompasses approximately 119.39 acres of land located entirely with Lee County, Florida.
The powers and functions of the Crescent Walk Community Development District are described in Chapter 190, Florida Statutes. Consent is given to the District's Board of Supervisors to finance, fund, plan, establish, acquire, construct, reconstruct, enlarge or extend, equip, operate, and maintain systems and facilities for parks and facilities for indoor and outdoor recreation, cultural, and educational uses, as authorized and described by Section 190.012(2)(a), Florida Statutes, and security, including but not limited to, guardhouses, fences and gates, electronic intrusion-detection systems, and patrol cards, as authorized and described by Section 190.012(2)(d), Florida Statutes.
A District provides the “solution” to Florida’s need to provide valuable community infrastructure generated by growth, ultimately without overburdening other governments and their taxpaying residents. Community Development Districts represent a major advancement in Florida’s effort to manage its growth effectively and efficiently. This allows a community to establish higher construction standards, meanwhile providing a long-term solution to the operation and maintenance of the community’s facilities.
District Administration
The District Manager’s responsibilities include:
- Preparation and submittal of a proposed operations and maintenance budgets for Board review and action
- Preparation of contract specifications for District operations, including community appearance, waterway management, street lighting and facilities maintenance
- File all required forms and documents with state and local agencies
- Attend all Board of Supervisor meetings – implement the policies of the Board
- Additional duties as directed by the Board
